Assessing the cloud - pulling 'high tech' properties into a 'low tech' tax environment
The modern data center is a critical component of the nation’s information and telecom infrastructure and in many communities the largest payer of real estate’s largest expense – property tax. As data centers have grown into an independent class of real estate, they have also evolved into highly complex pieces of equipment that have escaped traditional assessment models. As a result, data center operators are being subjected to increasingly inflated and inequitable property tax expenses. The ongoing conversation between data center operators and property assessors is critical to fair and equitable taxation.
During his keynote talk, Nick will take a look at valuation methodologies specific to modern data centers and make key comparisons to the methodologies found in different taxing jurisdictions. Nick will explore property tax strategies and identify common assessment pitfalls he’s observed while representing taxpayers on more than $2 billion in assessed data center property nationwide.
