A data center and office property occupied by energy firm Valero is up for sale in Texas.

The Valero Credit Card Ops Center, located at 7201 Canyon Drive in Amarillo, is being listed as for sale with a Triple Net Lease (NNN) tenant by Williams & Co Real Estate. The listed price is $6.295 million.

The 34,585 sq ft (3,210 sqm) single-story facility, sat on 4.19 acres in Potters County, was built in 2003 and is described as an office facility with on-site data center. Details of the data center portion of the facility weren't shared.

The property operates as Valero’s primary location for its Payment Service Center, responsible for payment card acceptance across its US operations. Williams & Co said the lease was recently renewed through March 2028, and Valero has the option to extend the term for two successive periods of five years each.

The property offers a net operating income (NOI) of more than $544,000.

As part of the recent lease renewal, Valero agreed to replace four HVAC systems serving the building, and agreed to build a new security fence around a portion of the premises.

Founded in 1980, Valero Energy is a downstream petroleum company that owns 15 refineries.
