An unnamed data center developer has acquired 14 acres of land in the Itasca area of Chicago, Illinois.

REBusiness reports Cawley Commercial Real Estate brokered the sale of 12 parcels of land totaling 14.2 acres in Itasca for an undisclosed price.

The company ultimately brokered the sale of the property, which was sold to a “large data center company”.

Andrew Maletich of Cawley worked on the deal for 27 months to secure contracts for all the parcels along Marino Court, overseeing the annexation and rezoning of the site into the Village of Itasca.

Maletich told BizJournal that the unnamed data center firm “paid significantly over market value to acquire these parcels."

The site had reportedly long been a “coveted location” for would-be developers over the past decade, with “multiple unsuccessful attempts” to secure the parcels. Maletich called it "a very challenging deal."

"The sellers were hypersensitive to selling due to the multitude of previous developers who attempted to purchase this site, which just made things more difficult,” he said.

The land parcel is less than half a mile directly east of NTT’s existing Chicago data center. The company recently acquired a number of existing office buildings between its current data center and the Marino Court parcels.

The company paid more than $27 million for two office buildings on a 12-acre site at 1200 and 1250 N. Arlington Heights Road in Itasca to develop data centers. NTT acquired the original CH1 site in 2018 through its RagingWire subsidiary.
