Digital infrastructure-focused investment firm SDC Capital Partners has acquired land in Leesburg, Virginia, zoned for data center development.

Citing local property records, BizJournal reports that an affiliate of SDC Capital Partners, this month paid $615.05 million for 97 acres on the south side of Cochran Mill Road immediately north of the Washington & Old Dominion Trail in Loudoun County.

The sellers were affiliates of local landowner and developer Chuck Kuhn’s JK Land Holdings. The site is now known as the Twin Creeks Assemblage.

The deal equates to $6.3 million per acre.

The site has zoning approval, potentially allowing up to five two-story data centers, totaling 1.6 million sq ft (148,645 sqm), and an on-site substation.

Kuhn reportedly paid $57 million to acquire the land, known as Twin Creeks, across multiple transactions largely in 2021.

Neither Kuhn nor SDC provided comment to BJ.

Part of the site was previously sold to Dominion Energy, which aims to develop new power lines and substations in the area.

JK Land Holdings is a major data center player in Loudoun County with multiple projects in various stages of development across the county.

Founded in 2017, SDC has made investments across the data center, fiber, wireless, and cloud-services infrastructure markets. The firm has completed more than 25 investments across North America, South America, and Europe, with some $7.8 billion of assets under management. SDC secured investment from Thoma Bravo last month.

Its current and previous investments include Sentinel Data Centers, Latin American operators Ascenty and OData, a number of fiber firms, and Arcadia Towers. On its website, SDC has data center projects planned or in operation across the US, Germany, France, and Ireland.

In Virginia, the company lists VA-01, a 50MW single-tenant site in Ashburn; VA-02, a 280-acre campus in Ashburn; VA-03, a 112-acre, 600MW site in Ashburn; VA-04, a 70-acre, 300MW site in Prince William County; and VA-05, a 98-acre development site in Ashburn.

SDC secured permission for a 111-acre site set to host a 1.3 million sq ft (120,774 sqm) data center campus in Loudoun County’s Belmont last year.
