Griffin Capital, a real estate investmetn trust, has bought a large data center campus in Redmond, Washington, occupied by AT&T.

The acquisition gives Griffin a large fully occupied property in one of the country’s primary high-tech locations fully occupied by AT&T on a long-term-lease basis. The second-largest telecommunications company in the US has invested more than US$50m in the facility over the past three years, Griffin said.

The name of the property's former owner was not disclosed.

Michael Escalante, chief investment officer at Griffin, said the deal was the REIT’s first major deal in the Pacific Northwest.

“The Puget Sound region, buoyed by such corporate stalwarts as Boeing, Costco and Microsoft, has shown tremendous resilience since 2008 and remains one of the fastest growing [metropolitan areas] in the country, fueled by the success of a number of technology-oriented companies including Amazon and Expedia,” he said.

The three-building campus totals about 156,000 sq ft and includes office and data center space.

Griffin bought the property through its subsidiary Griffin Capital Net Lease REIT. The Los Angeles-based REIT makes its investors money by purchasing diversified office and industrial properties that are considered “business-essential” and leasing them out on a long-term basis to corporate tenants.
