Commercial real estate advisory firm Grubb and Ellis announced availability for purchase of a large data center in Silver Spring, Md., currently 100-percent leased by a Fortune 50 company. Silver Spring is located less than 10 miles north of Washington, D.C. Names of the 200,000-plus square foot facility's owner and its tenant were not disclosed.

The facility may be a tough sell. While there is plenty of demand for data center space in the US, with today's capital markets remaining fairly tight, recently only the very largest players in the space that have extensive credit facility, such as Digital Realty Trust, have been able to complete such large data center acquisitions. Grubb and Ellis has been retained to represent the data center's owner in the offer.

The two-story building contains more than 91,000 square feet of raised floor and about 21,000 square feet of office space. According to the real estate firm, 8.6 MW of power is delivered to the data center floor through an N+2 UPS configuration. The facility's generators'capacity is 22 MW, with underground fuel tanks that can hold enough fuel to run the generators at full load for 72 hours.

In 2006, the facility underwent a $53 million upgrade, which increased its electrical and mechanical capacity and reinforced reliability of the infrastructure.
