A data center occupied by colocation provider eStruxture in Ontario, Canada, has been sold by its landlord.
ConnectCRE reports that Granite Real Estate Investment Trust has sold 20 Pullman Court in the Scarborough area of Toronto for CA$16.5 million (US$11.89m).
As confirmed to the publication, the 41,200-square-foot (3,825 sqm) building sold in a deal that closed last month. The property is no longer listed on Granite’s website.
The buyer was not named.
Originally developed as an industrial facility in the late 1990s, the single-story 20 Pullman is now a data center operated by eStruxture as its TOR-4 facility.
Launched as a data center in 2009, the Tier II-quality facility offers 10MW of capacity across 16,000 sq ft (1,485 sqm) of white space.
Sitting on four acres, the site was previously operated by Peer 1. After buying the firm in 2013, Cogeco sold Peer 1 to Digital Colony (now DigitalBridge) in 2019, and it was rebranded to Aptum. EStruxture then acquired the Canadian data center portfolio of Aptum Technologies, including what is now TOR-4, in April 2021. MSP Aptum still operates out of the facility, which it calls Toronto East.
TSX-listed Granite Real Estate Investment Trust is a Canadian-based real estate investment trust focused on industrial, warehouse, and logistics properties in North America and Europe. Originally a part of Magna International and spun off as MI Developments in 2003, Granite owns 145 investment properties representing approximately 61.5 million square feet (5.7 million sqm) of leasable area.
EStruxture was founded in 2017 with capital from CDPQ. It claims to be the only Canadian-owned and operated data center platform, operating 16 data centers across Toronto, Calgary, Montreal, and Vancouver, with a total footprint of more than 760,000 sq ft (~70,600 sqm) and 130MW of power. Fengate Asset Management acquired the company in 2024.
