Global wholesale data center powerhouse Digital Realty Trust has been busy in Texas. The company announced acquisition of a 270,000-sq-ft data center in Dallas Thursday – the second acquisition in Texas it has announced this week.

The first one was a smaller 4.5MW facility in Austin, fully leased long-term to an IT services provider. The company’s new Dallas property is also already making money from leases to eight tenants occupying about 85% of it.

Scott Peterson, chief acquisitions officer at Digital, said two of the tenants provided majority of the facility’s total lease revenue. Both of them have long-term leases until 2024.

Peterson added that while the company could build out the facility further and lease the remaining space, it expected good returns from the property operating as it is today.

“We expect to achieve attractive returns based on our conservative underwriting, which assumes the property continues to operate at its current occupancy throughout the investment horizon,” he said.

The building is currently delivering 11.7MW of critical load but can be expanded up to 18MW, Digital said.

Other Digital news to come out of Texas this month was the announcement that DataBank Holdings had signed an agreement for a standalone data center to be built by Digital in north Dallas. First phase of the dual-10MW facility is expected to come online in the fourth quarter.
