Wholesale data center provider Digital Realty Trust has bought two fully leased data centers and a land parcel slated for future development in northern Virginia. The company paid a total of $63.3 million for all three properties.

One of the facilities is in Sterling, at 45901 and 45845 Nokes Blvd. It provides about 167,000 square feet of data center space. The second facility is at 21561 and 21571 Beaumeade Cir. in Ashburn. Its data center floor measures about 164,000 square feet. The empty 10.73 acre parcel is adjacent to the latter property and can support a 140,000 square foot data center.

According to a number of online listings, the Ashburn site is operated by AT&T and the Sterling facilities are leased to Savvis.

"The buildings are strategically located near our existing Northern Virginia facilities and are leased to existing (DRT) customers," the company's SVP of Acquisitions Scott Peterson said in a statement. "This further expands our footprint in this key data center market to approximately 1.2 million rentable square feet."

DRT's other properties in the region include three more data centers in Ashburn, one in Sterling and another three in other cities.

DRT CFO William Stein said the deal brought the total value of acquisitions the company made in 2009 (the deal was closed Dec. 18) to $197.7 million. The figure included only acquisitions of properties that produce income for the company and stood "near the high end of our acquisitions guidance for the year," he said.

As of Jan. 4, the company's portfolio includes about 14.4 million square feet of rentable space, 1.9 million square feet of which is held for redevelopment, according to DRT.
