A data center campus is set to be developed outside Dayton, Ohio.

As reported by BizJournals and Miami Valley Today, the Piqua city commission last week approved an enterprise data center development agreement with J5 LLC (doing business as Shaytura LLC) for a planned data center project.

Piqua is a city in Miami County, Ohio, some 28 miles north of Dayton.

The site in question totals around 607 acres along the north side of Farrington Road, west of N County Road 25A, within the Piqua I-75 Business and Industrial Park.

The developer is seeking to build two 350,000 sq ft (32,516 sqm) buildings. Further details on timelines and capacity weren’t shared, but building development on the two facilities would overlap and take three to five years.

Under the agreement, J5 will make payments in lieu of taxes (aka PILOT) into a tax increment financing (TIF) fund in exchange for a 15-year, 100 percent tax exemption on improvements valuation tax increase on the buildings only, as well as a 30-year 100 percent real property tax exemption.

Few details are available on J5 LLC.

The land of the proposed development is currently owned by three companies: the Piqua Land Company, Bruns Upper Valley Development, and Piqua Materials.

Amazon is looking to develop a data center campus in Sidney, some 36 miles north of Dayton in Shelby County.
