Five 9s Digital is offering 2323 Operations Drive in Durham County as up for lease or sale as a powered shell.

Set on 15 acres, the 122,000 sq ft (11,335 sqm) data center has 10MW of immediate power capacity with near-term expansion potential of up to 25MW via Duke Energy.

According to Five 9s, the facility is a recently vacated financial institution data center and is available immediately for occupation.

The data center was decommissioned in February 2024. Legacy generators, MEP gear, raised floor, and cooling were recently removed.

Originally commissioned in 2005 with subsequent upgrades over the years, the facility was previously occupied by SunTrust, and later Truist Bank, for its data center operations.

“The space is in clean, open condition with designated rooms for re-installation of MEP equipment, generator pads stubbed into electrical room, six 2500 kVA pad-mounted transformers in-place, dual fiber entrances with fiber to meet-me rooms, and dual feeds from 24kV and 12kV Duke Energy distribution feeders,” Five 9s said.

The site was previously offered by Rich Commercial Realty, which said the site offered a “unique opportunity” that could be used as an existing data center user or repositioned for life science/lab use.

Founded in 1985, SunTrust merged with BB&T in 2019, forming Truist. The company has previously said it was a customer of Amazon Web Services, Microsoft Azure, and Google Cloud.
