An office and data center in Denver, Colorado, is up for sale.

Via LoopNet, the Kramer Group of Marcus & Millichap is offering 12121 Grant Street in Thornton as up for sale. The listing price is $28 million.

The property is a 267,175 sq ft (24820 sqm) data center and office facility. The site currently offers 3.5MW of utility power, with potential expansion to 7MW.

Sat on 12 acres, the seven-story facility was built around 1987 and renovated in 2014.

Various data center listings websites note that the six upper floors of the building are all designed to be one-half office, consisting of 14,865 sq ft (1,380 sqm), and one-half data center, consisting of 16,880 sq ft (1,570 sqm).

The site includes five 1,200kW diesel generators, switchgear, and cooling equipment. Current carriers include Comcast, Verizon, CenturyLink, AT&T, and Dish, with dark fiber routes to the 1500 Champa carrier hotel in Denver.

“With usable infrastructure, available data center space, and a basis below replacement cost, 12121 Grant Street offers a clear path to increase utilization and drive value,” the listing notes.

The property is currently partly occupied by MYR Group, a holding company of specialty electrical construction companies. It was previously occupied by Avaya, which moved in around 2014 to use the facility for lab operations.

The site was previously a Qwest data center that had been vacant for around seven years before Avaya moved in – Qwest became part of CenturyLink (now Lumen) in 2011.

Part of the Washington Square Business Center, the space was previously managed by the Morgan Reed Group.
