An AI data center is being planned in Memphis, Tennessee.
As reported by BizJournals and others, real estate investment firm Golden Acquisitions purchased 1341 Sycamore View Road in late December through its 1341 Sycamore View LLC affiliate.
The company plans to develop a modular AI data center on the site for The STEM Practice, an Oracle partner, according to Nate Golden, owner of Golden Acquisitions.
Set on a 1.5-acre parcel, the existing four-story building was built in 1983.
The first phase of the 38,500-square-foot (3,575 sqm) data center could be live by May 2026 – the site could offer up to 9MW at full build-out.
"It already had all of the backup utility in place, and it checked all those boxes," Golden told BJ. "I'll handle the building in its operations, Oracle provides servers, and STEM sells the space on the servers."
Cathy Anderson of Crye-Leike Real Estate Services represented the seller, DNBC Holdings LLC, an entity led by David Avritt. The previous owner bought the 1.6-acre property in 2011 for $1.2 million, according to property records.
On LinkedIn, Golden said the Memphis site will serve as one of four Tennessee data center locations currently slated to open in May 2026.
“Our focus is delivering modular, efficient, scalable infrastructure aligned with sovereign AI requirements,” he said.
Bernie Alen, the founder and CEO of The STEM Practice, formerly served as the executive director at Oracle Cloud Infrastructure. The company aims to develop an “AI Inference Grid” using Oracle Cloud Infrastructure and modular data centers. On its website, the company claims to have 231 sites “in progress.”
On LinkedIn, the company said it aims to leverage Oracle Distributed Cloud Infrastructure (OCI) to transform “underutilized data centers into AI-ready hubs that bring the power of AI closer to where it is needed most.”
The 1341 Sycamore View site was previously occupied by CCTV security services firm Stanley Security, which operated one of its monitoring centers from the property. SentryNet, previously a tenant in the building since at least 2012, was acquired by Stanley in 2015. The site has previously been on sale for $1.39 million.
