Corporate Office Properties Trust (COPT) is developing two meet-me rooms at its data center site in San Antonio, Texas.
The project was registered with the Texas Department of Licensing and Regulation earlier this month for the EX West Green Data Center.
Located at 1050 Democracy in San Antonio, COPT first revealed plans for the data center in 2018, which was set to be open in 2019. The plans submitted at the time were for a $22.5 million data center on a 28-acre parcel of land.
The application suggested that the company was developing a 6,791 sq ft (631 sq m) data center administration building, as well as 16 modular data centers.
The modular data centers were added as phase 2 of the project, with a combined floor space of 88,980 sq ft (8,266 sqm). Phase two was estimated to cost ~$280m.
This latest update will see COPT build two 800 sq ft (74 sqm) meet-me rooms on the data center site for $7.4m.
As reported by the San Antonio Business Journal, COPT's customers include the Lackland Air Force Base, which is located around five miles from the data center, among other government, defense, and IT customers.
In January 2023, COPT formed a data center joint venture with entities affiliated with Blackstone Real Estate, thus selling a 90 percent interest in five single-tenant data center shell properties to the JV.
According to COPT's latest financial earnings report, 90 percent of its core earnings came from Defense/IT locations.
