A single-tenant office and data center on the outskirts of Philadelphia in New Jersey is available in a sale-leaseback deal.
Avison Young, via LoopNet, is listing 650 Centerton Road in Moorestown as available for sale to investors. A sale price isn’t listed, but local property taxes assess the facility at just over $10 million.
Built in 2001 and set on 5.1 acres, the three-story building spans 74,240 square feet (6,900 sqm). The listing says the site has “received continued renovations and capital improvements” over the years to “maintain its best-in-class status” and serve the needs of the current user.
The first floor of the building is built out as a data center with a majority raised floor; the space is equipped with 14 Liebert HVAC units, four Liebert battery systems, and four Liebert power systems. Data center specifications weren’t shared but the property floor plates average 24,750 sq ft (2,300 sqm).
650 Centerton Road is currently owned by a "notable international credit tenant" and will be sold as a sale/leaseback on the first floor with an initial term of 12 months with an NNN reimbursement structure.
While the tenant isn’t listed, the site is a Comcast Xfinity building. It is or was the site of the Comcast Cybersecurity Operations Center, according to First.org, an incident response member forum.
