Developer and operator 365 Data Centers and Aphorio Carter – the data center division of real estate firm Carter Funds – have partnered to develop 200MW worth of data centers in the US.
The pair announced yesterday that they intend to “identify, convert, and develop a portfolio of high-density data center facilities,” and they have initiated letters of intent for properties in Aurora, Colorado, and Simpsonville, Kentucky.
The companies estimate that the data centers in these two locations will come online within nine to 24 months.
The pair are looking to pursue additional letters of intent for sites in Trumbull, Connecticut; Louisville, Kentucky; Harrisonburg, Virginia; and Columbus, Ohio.
Although the exact locations of these sites were not provided, Aphorio Carter recently acquired two enterprise data centers in Kentucky, located in Simpsonville and Louisville, the same locations mentioned in the pair’s press release.
Aphorio Carter did not share the details of the former operator, but images provided by the company in its press release match images provided by power management company Eaton.
The Simpsonville facility, located at 70 Kingbrook Parkway in the Kingbrook Commerce Park, spans 21 acres, whilst the Louisville facility, located at 12901 Plantside Drive in Louisville’s Blankenbaker Station Business Park, occupies 30 acres.
Each data center supports up to 1MW of capacity.
A letter of intent is a non-binding document that outlines an understanding between parties before a formal document is signed. It is similar to a memorandum of understanding.
Details about development timelines were also not provided.
365 Data Centers was founded in 2014. It initially comprised a group of data centers built by Switch and Data, and it now operates more than 20 facilities across the US with around 53MW of capacity.
The company’s former CEO, Bob DeSantis, retired in October 2025, and the former chief revenue officer, Derek Gillespie, is now CEO.
Aphorio Carter currently has 11 properties with a total square footage of more than 1 million sq ft (92,903 sqm), according to its website.
Carter Funds is a commercial real estate company. Its portfolio also includes residential development, medical manufacturing, logistics, and industrial properties.
