A 3MW data center worth $105 million could be built in Charlestown, Indiana.

Data center real estate firm QLevr has proposed the construction of a 12-acre facility at the Shadow Lake Business Park, located next to the Charlestown Industrial Park at 1800 Cristiani Parkway. It will span between 55,000 sq ft (5,109 sqm) to 60,000 sq ft (5,574 sqm).

QLevr’s proposed location is right across from Woodford Drive, a residential area.

Some residents have expressed concern about the proposed data center’s impact to local media, citing worries about the local environment.

QLevr has also said that the facility will not request tax abatements, will use closed-loop cooling, create approximately 20 jobs, and that the “development group” will pay for any required utility upgrades.

The Charlestown Advisory Plan Commission is set to consider whether to approve a development plan for the data center today.

QLevr says that it offers “data center real estate services” and specializes in the “development, [acquisition], and asset management of data centers.”

The company is also behind a proposal to build a 5MW, 55,000 sq ft (5,109 sqm) data center in the city of Inver Grove Heights.

This has been the subject of controversy ever since QLevr threatened to file a lawsuit against the city if it imposed a one-year moratorium on data centers, forcing the authorities to back down. QLevr argued that its proposal was protected by law because it was submitted prior to the moratorium proposal.
