AI is rapidly becoming the dominant force shaping where data centre capital flows across Asia Pacific. GPU intensive workloads and the rise of AI first Neoclouds are changing demand patterns, deal structures and the types of customers underpinning new builds, while pushing projects towards much larger, higher density campuses. At the same time, governments are playing a more decisive role through data sovereignty rules, energy policy and national AI strategies, making regulatory alignment critical to investment decisions and long-term capital deployment. This session will examine how these forces are redefining investment strategy across the region by addressing:

  • Whether AI is concentrating capital in a few policy friendly markets or accelerating diversification across APAC
  • How the rapid scaling of AI campuses is reshaping capital structures, partnerships and risk sharing
  • Why capital is moving earlier in the development lifecycle and what this means for returns
  • How investors are balancing short term AI demand with 10 to 20 year offtake durability
