A banking data center and office site in Salt Lake City, Utah, is up for sale.
Colliers is offering 2175 South 3270 West in West Valley City, known as the Zions Data Center Building, for sale.
Set on 5.1 acres, the 55,351 sq ft (5,140 sqm) single-story facility is described as an office building with an “expansive” data center, along with “extraordinary” fiber optic infrastructure, and redundant power.
It was built in 1960 with upgrades in 2001 and 2008. Further specifications weren’t provided.
“The property is well maintained and presents a rare opportunity to acquire a data center space at a compelling price, central to the entire market,” Colliers said.
The facility is available for $8.3 million, but includes a “short-term” sale-leaseback on part of the building until March 2024. Rent is pegged at $55,361 per month and $664,332 annually.
The facility belongs to Zions Bancorporation, a national bank headquartered in Salt Lake City.
Zions was founded by The Church of Jesus Christ of Latter-day Saints (aka the Mormon Church) in 1873, though the church divested its stake in the bank in the 1960s.
In 2020 Zions announced plans to build a 400,000-square-foot technology campus in nearby Midvale, on the former Sharon Steel Mill Environmental Protection Agency Superfund site.
The site launched in July 2022, with the company announcing the new campus would eliminate 11 smaller facilities totaling 520,000 sq ft.
