An office and data center building in Birmingham, Alabama, is for sale.
The Kemper Building, at 2201 4th Avenue North, is being listed by Colliers and available for $18.95 million.
Sat on two acres, the building is a four-story, 110,295 sq ft (10,245 sqm) Class-A office building.
Colliers notes there is raised flooring throughout the building with electrical and HVAC air distribution across the floors, allowing for “easy re-configuration.”
The size of the data room isn’t shared, but the building features 27,574 sq ft (2,560 sqm) floor plates, and the data center has a floor load of 80 pounds per sq ft.
The site comes with Liebert DX split-systems to provide cooling for the data center and electrical room on the first floor, along with two Mitsubishi DX split systems to provide cooling to data closets.
The building is equipped with two 300-ton water-cooled chillers from York and two Evapco cooling towers. It features two 1.5MW diesel generators. The building is served by AT&T & Lumen via two fiber entry points.
The Kemper Building was designed by Williams Blackstock and constructed by Brasfield & Gorrie in 2006. It was originally home to the Birmingham News until 2015 when Infinity Insurance Company acquired the property. Kemper acquired Infinity in 2018.
